Domestic Property

We provide expert legal advice in all areas of domestic property and relocation transactions including:

Moving home is reckoned to be one of the four most stressful times we go through. Buying your home is the single largest personal investment we make. Keeping your sanity and protecting your investment is paramount. Our policy is to provide our clients with the highest levels of service and expertise at a competitive market price. No surprises - just a quality expert service which won’t break the bank.

BUYING & SELLING YOUR HOME

The provision of domestic property services by lawyers has rapidly changed over recent years. Many firms operate a high volume transactional service contacting their clients in frequently. Ford & Warren do not, by choice, participate in this area.

As a firm we do not pay referral fees to estate agents or brokers to obtain our valued clients and thus we are able to provide truly independent advice. Our domestic property department is a niche private client area of the law dedicated to providing a quality and experienced high level conveyancing service at a competitive price.

Moving is stressful. We aim to make the move as smooth as possible, keep you informed as to the transaction progress and are at hand to help and guide you through the process. We are only a phone call away.

FINANCES

The funding of your transaction is key to any move. Whilst we do not provide financial services advice we aim to make the financial side of your move transparent and clear.

Re-mortgaging your home or transferring the equity have legal and financial implications which we will explain to you in detail before you make the decision to proceed with this important transaction.

Equity release and reversion plans, mainly for the retired property owner, have complicated implications attached to them. We will explain the legalities and implications using plain English and answer the questions you may have before proceeding.

Home Information Packs (HIPS) and Energy Performance Certificates (EPCS)

As from 20 May 2010 the requirement for homeowners to provide a HIP when selling their home has been suspended.

However the requirement for the home owner to provide an Energy Performance Certificate (EPC) remains.

The Government has laid before Parliament the Energy Performance of Buildings (Certificates and Inspections)(England and Wales)(Amendment) Regulations 2010 which introduce a number of new requirements including:

RELOCATION CONVEYANCING

Ford & Warren are associate members of the Association of Relocation Professionals . Moving home combined with a new place of work adds even more stress to the whole family. Being aware of this enables us to provide that added help and support at a very difficult time. Our domestic property team has many years of experience handling relocation transactions and we are panel members of SIRVA Relocation and Connells Relocation. We act for employees of many blue chip companies which include a major high street food chain and a northern premier league football club.
